What if it fails?

You get a fixed price for the remedial work from a vetted contractor, which you approve by email before any work starts, and a follow-up certificate inside the 28-day window. If remedial work is needed, we can introduce a registered contractor who pays us a referral fee of 12.5% of the job value. We tell you the amount before you accept, the price you pay is the same, and you are free to use any registered contractor. The fee never influences how an engineer codes a defect.

What do C1, C2, C3 and FI mean?

C1: danger present. C2: potentially dangerous. Both make the report unsatisfactory and need fixing. C3: improvement recommended. FI: further investigation needed without delay.

Who can see my documents?

Only you and anyone you send a read-only share link to. Links can be revoked at any time.

Can I download my documents?

Yes, at any time, including if you cancel.

Can I have paper copies as well?

Yes. The optional LetSafe Binder is a printed, tabbed compliance folder per property, posted to you and updated after every inspection: £45 per property per year, or £35 on LetSafe Complete. Replacement binder £20.

Can you store my original documents?

LetSafe Archive works by reservation: originals are scanned and emailed to you, then stored in sealed, barcoded boxes with a specialist records-storage company for £6 per box per month (retrieval £20 plus postage). It runs by reservation: we confirm your collection date once your boxes are booked in. Until then we can refer you to a provider directly.

What are Member Privileges?

Join LetSafe Complete or Premier by 31 March 2027 and you get a free LetSafe Binder for your first year, smoke and CO alarms tested and recorded at every included visit for 12 months, and your monthly price locked for 2 years. The normal 12-month minimum term applies.

Why choose Complete rather than paying per job?

Paying per job can cost less over five years if you are happy to track dates and book each visit yourself. Complete is for landlords who want it handled: one predictable monthly bill, renewals booked before anything lapses, tenant access arranged, and every document filed. Our calculator shows both, side by side.

When can I register?

GOV.UK says the Register your rental property service opens on 15 December 2026, starting in the West Midlands, then other regions over 12 months. Each region gets three months to sign up, and all landlords actively letting must be registered by 14 November 2027.Official source: GOV.UK: Stronger protections and greater confidence for renters (register your rental property rollout)

Is my deadline based on where I live?

No. It follows the property's location.

How much does it cost?

The draft regulations say a fee must be paid before a dwelling entry is made, but the official pages we checked do not yet state the amount. Secondary guidance reports £65 per property per year. Treat it as provisional until GOV.UK confirms it.Official source: Private Rented Sector Database Regulations 2026, draft (legislation.gov.uk)

Is Severn LetSafe part of the government?

No. We are an independent private company, not affiliated with HM Government.Official source: Companies House: search the register
