Smell gas or suspect carbon monoxide? Call the National Gas Emergency Service on 0800 111 999 (free, 24 hours). Open doors and windows, don't use switches or flames, and turn off the meter if it's safe to do so. Official source: National Gas: Emergency contacts (0800 111 999)

We only link to official pages: GOV.UK, legislation.gov.uk, HSE, the ICO, Companies House, the official competent-person registers and the government-approved EPC accreditation schemes. Gas safety

What the law says

  • Gas appliances, fittings and flues must be safety-checked every 12 months by a Gas Safe registered engineer.
  • Give existing tenants a copy of the record within 28 days of the check, and new tenants before they move in.
  • Keep each record for at least 2 years.

What we do

We book a Gas Safe registered partner, check their registration before the job, quality-check the record, send the tenant copy and set the next year's countdown.

Electrical safety

What the law says

  • The electrical installation must be inspected and tested by a qualified and competent person at least every 5 years (the EICR).
  • Tenants get a copy within 28 days; the local authority on request within 7 days.
  • Remedial or further investigative work must be done within 28 days, or sooner if the report says so.

What we do

We book a NICEIC or NAPIT registered electrician, give fixed prices for any remedials before work starts, and track the 28-day window by email.

Energy Performance Certificates (EPCs)

What the law says

  • An EPC is needed when a property is marketed for let, and is valid for 10 years.
  • Under the minimum energy efficiency standard, most private lets need band E or above unless a valid exemption is registered.

What we do

We book an accredited domestic energy assessor, check the certificate is lodged on the official register, and flag anything below E.

Smoke & CO alarms

What the law says

  • A smoke alarm on every storey with living accommodation.
  • A carbon monoxide alarm in any room used as living accommodation with a fixed combustion appliance (gas cookers excepted).
  • Alarms checked on the first day of a new tenancy, and repaired or replaced when reported faulty.

What we do

We offer a £15 smoke and CO alarm check on the same visit as a gas check, with a dated record emailed to you.

Renters' Rights Act & PRS Database

What the law says

  • The Renters' Rights Act 2025 creates the Private Rented Sector Database. Landlords must make a landlord entry and a dwelling entry, renew yearly and keep them up to date.
  • GOV.UK says registration opens on 15 December 2026, starting in the West Midlands, with all actively letting landlords registered by 14 November 2027.
  • The database regulations are still in draft. Their Explanatory Memorandum says no formal public consultation was held on them; the government relied on user research and stakeholder engagement (section 7).

What we do

We send a readiness checklist for each property. We help you get documents ready; you, or someone you authorise, make the entry. We are not part of the government database.

Check an engineer yourself

What the law says

Only Gas Safe registered businesses may work on gas. Electricians should be registered with a scheme such as NICEIC or NAPIT, and EPCs must be produced by an assessor who belongs to a government-approved accreditation scheme.

What we do

Every engineer's registration numbers are on their profile, their pre-visit “Your engineer” PDF and your certificate, so you can check them on the register in seconds.

Official sources

The Gas Safe Register page uses bot protection, so our automated check got a block page. In a real browser it opened normally (HTTP 200) on 14 Oct 2026. The HSE page above links to the same register.

Partner checks we run

What the law says

  • Since 1 October 2026, right-to-work checks reach individual subcontractors and online matching services.
  • A basic DBS check shows unspent convictions. The GOV.UK fee is £20 from 5 October 2026.

What we do

Every partner passes a register check, insurance verification, a certified digital ID and right-to-work check and (recommended) a basic DBS check before they are offered any jobs. Registers are re-checked before every job and in full every year.

Honest pricing

  • Fixed published prices and published pricing rules. You see the full total before you pay, with no hidden fees and no quotes to chase.
  • A 14-day cancellation right on online bookings. If you ask us to start sooner, you only pay for work already done.
  • Paid partner placement is always labelled “Priority Partner (paid)”, never hidden in rankings.
  • Plan minimum terms are shown before checkout and confirmed by a separate tick box.

Partner vetting

  • No partner is offered any job until every check passes: register, insurance, ID and right to work.
  • Registration is re-checked before each job, and everything is re-checked when the membership renews each year.
  • Jobs are allocated by quality, distance and fair share. Payment never overrides eligibility or quality gates.
  • Every certificate is quality-checked by us before release.
